handled real estate by listing property or working with buyers on
listed property for a commission at closing. Services included all
the various marketing tools (3-P or 5-P system; Put up a sign, Put in
MLS, Place an ad, Put on a LockBox and Pray). Today more and more people
need and want consulting - answering questions and solving problems.
Buyers and Sellers want service but they don't necessarily need all my
services. Contracts; disclosures; closing costs; buyer's costs;
seller's cost; lender's costs; inspections; emotional attachments;
appraisal; repairs; sale is falling apart; the lender isn't returning
calls; no one is getting any answers. WHERE DOES IT ALL END? Clients didn't understand what
their real estate contract really means; what their obligations are;
what remedies are available; what the title company and lender are
doing and why.
On one transaction alone, I saved my clients over
$87,000 in mistakes and charges.
Lender charges, title company charges -- sloppy errors because no one
was watching, reviewing and checking. We won't even discuss the
time and headaches my experience has saved my clients.
